1. Booking and Payment A 25% deposit is required at the time of booking to secure your reservation. The remaining balance is due 6 weeks before your arrival date. Bookings made within 6 weeks of arrival require full payment at the time of booking.

2. Cancellation Policy Cancellations made more than 8 weeks before arrival: deposit refunded less a £50 administration fee. Cancellations between 8 and 4 weeks before arrival: 50% of total booking refunded. Cancellations less than 4 weeks before arrival: no refund. We strongly recommend taking out travel insurance.

3. Check-in and Check-out Check-in is from 4:00 PM on the day of arrival. Check-out is by 10:00 AM on the day of departure. Early check-in or late check-out may be available on request and is subject to availability.

4. Security Deposit A refundable security deposit of £250 is payable before arrival. This will be returned within 7 days of departure, subject to no damage or excessive cleaning being required.

5. Occupancy The property sleeps a maximum of guests. The number of guests must not exceed this without prior written agreement. Only guests named on the booking may stay at the property overnight.

6. Guest Responsibilities Guests are expected to keep the property clean and tidy, and to report any damages or breakages promptly. Smoking is not permitted anywhere inside the property.

7. Damage and Liability Guests are liable for any damage caused during their stay beyond normal wear and tear. The owner accepts no liability for loss, damage, or injury to guests or their belongings, except where caused by the owner's negligence.

8. Cancellation by Owner In the unlikely event that we need to cancel your booking due to circumstances beyond our control, a full refund will be issued. Our liability is limited to the amount paid and we will not be responsible for any consequential losses.

9. Complaints Any issues or complaints must be raised with the owner during your stay so that we have the opportunity to resolve them. Complaints made after departure cannot be addressed.

10. Governing Law These terms are governed by the laws of England and Wales, and any disputes will be subject to the exclusive jurisdiction of the English courts.
